Summary of January 7, 2006 Board of Directors Meeting

Budget

Joe Fanning reported that the Association if very close to budget for the year.  He stated that a great deal of thanks should be expressed to Bill & Ruth Mercer and the volunteers for all of the maintenance that they completed.  He estimated that the savings to the Association was nearly $30,000.

He stated that we were slightly over budget for the Guard Service and hurricane related mainenance.

The roofs of buildings #1 and #3 need to be resealed, along with some maintenance on garage roofs.  We have between $35,000 and $40,000 to cover these costs.

Future projects include installation of fire alarm strobes and horns in each bedroom as per the fire code.  Also, the electric work needs to be completed on Buildings #1 and #5.

Emergency Lights

Bill Mercer reported that the battery emergency backup lights have been installed.  The exit signs and emergency battery signs still need to be replaced.  This work is being done by the volunteers at a considerable cost savings.

The hardware  on the new doors that were replaced two years ago have been replaced by the manufacturer since they have a lifetime warranty.  Again, the hardware was replaced by the in house volunteers.

The Association needs a new tractor.  We have a tractor on loan  from an owner who is a dealer.  The Association my purchase it.

Pool

Jerry reported that the pool deck has been widened and new fencing installed around it.  New sod was put down to repair the hurricane damage.  The paving was completed last fall.  The hurricane also caused some damage to several balconies.  This also has been repaired.  We hope to replace the railings over the next several years, along with painting the buildings.

Unfinished Business

Jerry said that the Association attorney would send letters to those owners who have neglected to replace windows and doors that resulted in water leakage and damage to other units.
